How to Use

Years without home

Counted from age 30 (or marriage date if married earlier). Under 1 year = 2 pts, 15+ years = 32 pts. You and all household members must have no home.

Number of dependents

Family members on the same household register excluding yourself (spouse, ascendants, descendants). 0 = 5 pts, 6+ = 35 pts. Ascendants 60+ may count even if registered separately (conditions apply).

Subscription account tenure

Time elapsed since opening a 주택청약종합저축 account. Under 6 months = 1 pt, 15+ years = 17 pts. Account balance and contribution count are separate requirements; this tool covers points only.

FAQ

How are subscription points calculated?

Three components per the Housing Supply Rules. ①No-home years (max 32, 2 pts/year) ②Dependents (max 35, 5 pts each) ③Account tenure (max 17, 1 pt/year). 84 total. Higher score = better odds in the points-based draw.

Counting "no-home" years?

From age 30 (or marriage if earlier). You and household must hold no home. Restart counter from the sale date if you sold a previous home. Sale-pre-occupancy rights also count as ownership.

Who counts as a dependent?

On the announcement date: ①spouse ②ascendants (parents; 60+ can be on a separate register if same for 3+ years) ③unmarried descendants. Siblings excluded.

How is account tenure measured?

From the opening date of a 주택청약종합저축 (or older 청약저축/예금/부금) to the announcement date. Even months without deposits still count toward tenure.

Points vs lottery?

Below 85 ㎡ private units in regulated/speculation zones: 75–100% points-based. Non-regulated: 40%. The points portion fills from the top score down. This tool only computes points — eligibility, deposit floor, and region rules are separate.

My score is low — what now?

Average winning scores in Seoul popular projects: high 60s–low 70s (2024–25). Less-popular and regional projects sometimes win in the 50s. To raise: ①hold the account longer ②add dependents (marriage/children) ③time builds points naturally ④try special supply (newlywed/first-time/multi-child).

Is my input sent to a server?
